Resource for educating sellers on deal process

I'm working on a acquisition involving a first-time seller, without the benefit of a broker or banker to explain the steps involved in the acquisition process. I would love to share something like this that isn't selling a specific product/service aimed at educating someone about the process. Can anyone point me to (or would be willing to share) a resource that explains the process? There are a lot of "advice" type web pages but I haven't found something neutral that merely explains the process. I'm hopefuly there's something out there without having to re-create it. Thanks very much.

It may make more sense to make sure the seller is connected with an advisor that knows the process and can be there throughout the process. Even the best resources explaining the process are going to fall short on answering your seller's specific questions (because each sellers' business is a "unique snowflake") and not being there when the deal gets tough and they need to be reminded of the bigger picture.
