1) I am looking for ideas in regards to deal sourcing and origination. 
What are some of the strategies that you have found successful? That is, do you use brokers, cold calling, third party platforms etc..

My marketing agency can provide a list of companies in any state. All industries available. We also contact to them via email, push, phone, etc to see if they are interested in selling and then forward those leads to you.

It's good to keep options open and not to limit yourself to just one deal source - doing proprietary search, aside from counting on brokers.
