Visiting this facility today: Bread Factory Deal

Owner very motivated to sell (reason: retirement and his machine maintenance guy has just retired so he is a bit anxious).
What i like:
Is a close circuit ("easy to measure"). The process is fully automated except the palletized. Factory have been running for 20 years (just one shift). Perfect as an add-on acquisition.
What I don't like:
Owner expect an unreasonable price. The facility needs 200k in capex day zero.
Next week i will be diving into their internal accounting and Wednesday it is the meeting with their lawyer/advisor to negotiate deal structure. Still don't know if is a good purchase or not, i need to keep exploring.
