Tips for Cold Calling/Emailing

What approaches or phrasing have you seen the most success with when cold calling or emailing owners? I was told by a friend that they've had better reception when they ask, "have you ever considered getting your business valued?" over, "have you ever considered selling?"

What are your thoughts on this and what other thoughts do you have?

the beauty of having 2 options is that you can test them both :) see what sticks? compare 100 calls with each and see what performs better!
