In a lot of heavy asset companies, you have to look at liquidation value in comparison. If the biz by itself (with a FMVRent) can achieve the DCR, then it reduces the risk to go longer on the loan. But manufacturing businesses (in SBA market size) still should be in the###-###-#### EBITDA (SDE of 2.5 to 3.5) range or they don’t cash flow and you can’t get a SBA loan unless you have a much larger Down Payment.
