Know of good content on how to approach this?

I have a concrete manufacturing company - we make concrete products (sinks, fire pits, panels, etc.)

Owner of expensive outdoor grills approached us about making custom countertops that fit his grills - to sell as bundle. He's successful so the audience is great.


Goal is to approach###-###-#### warm leads to ask for $20-25k to build this product line in exchange for rev share (with the option to be paid back the money in###-###-#### months)

**$150k will allow us to grow quicker than if we go the slow route and use our own profits to build this (and we don't want to lose the potential partnership)

The deal is really good for the "investors": even if the first year is rough/terrible, I expect they will make 15-20% return in Year 1 (we figured out the hardest part of the process - making the fiberglass molds###-###-#### % return year 2; 60-100% return Year 3 - if they keep the money in.


Never done this: asking investors to give me money to build something (everything I've done has been bootstrapped)


- what should I avoid? any pitfalls I'm not aware of? Any resources I need to look at?
