Private Real Estate Management Fund

We have been engaged by a private real estate management fund that invests in attractive, lower middle market real estate (typically $5m-$25m property values), mostly within the industrial and shopping center space. The Management team is comprised of industry veterans who currently have $60-$70 million in AUM and are seeking investment partners for both their active fund as well as on a one-off basis through a JV. Performance has been strong due to the team’s simple, consistent, differentiated strategy. Some highlights include: • Geographically diverse, triple net lease real estate, which primarily include industrial properties, education & medical, discount retail, and quick serve restaurants; • Defensive tenancy in necessity-based and eCommerce-resistant industries; • Long-term lease structures with annual rent escalators that generate high returns at relatively low risk; • High, recurring and growing annual cash flow distributions; • Simple and transparent investment structure that combines fund management, sponsor and property management functions; • Exit plan through a portfolio sale strategy or IPO to deliver outsized returns for investors.
