Looking to raise $2M in Debt (Not SBA eligible)

I am looking at acquiring a company and am looking to raise $2M in debt.

$3M purchase, raising $2M in debt, $1M in cash from me personally. Company sells software on a marketplace and does ~1M in ARR. I have 12 years of experience in this ecosystem and have vetted an outsourced dev team so I can operate profitably from day 1 and service debt assuming there is 0 growth. I am confident I can do at least 10% in growth per year from pricing power alone.

Cons:
- Asset purchase, not whole company, so financials are pro forma. However, I have externally verified revenues.
- Seller is EU based.
- Not SBA eligible.
- No seller financing.

You’ll also need to work with an ARR lender that doesn’t require historic EBITDA base for decision - making. Best to you.
