I am looking for an investor who is interested in gaining equity in a new business. I am working towards the acquisition of a company that is expected to double its revenue within 6-12 months with my future business plan and is currently at 1.94x DSCR pre-close. As an investor, you would gain equity in this business in exchange for being a co-guarantor alongside myself.

Does the business include the real estate (if currently owned, not leased)? You can sometimes use a sale-leaseback to help close the equity gap. Not always the case, but it's applicable in some deals.
