Key metrics and process for sale of general dental practice

Hi all,

I am looking for resources on valuation of a general dental practice and guidance on the sale process. I have a family member who has been running a general dental practice for over 20 years and is looking to retire, so I am doing some research on how to best position that business.

4-6x EBiTDA for a single location practice. Value is impacted by payor/patient mix, specialty procedure mix, # of ops, new patient trend, if owner is retiring/continuing (if he/she has backfilled an associate or more already). The owner should talk with a broker, there are many focused in the space. I know a few depending on the state in question.
