Help with mobile app acquisition

I'm looking a little assistance. I recently came across a two very profitable deals acquiring mobile applications. I have run into a little trouble finding a lender despite the low overhead most financial institutions are leary of mobile app financing. Does anyone have access to a lender or private investor willing to get a outstanding ROI?
