Have a $3.3M Plumbing deal under LOI, any recommendations for investors?

My firm, The Golden Group, has secured an off market, profitable, commercial and residential plumbing company. 

OVERVIEW:
The current owner is absent for the majority of the time and the company runs itself.
The company owns the real estate and is located in a developing city that's continuously growing.
They have NO DIRECT COMPETITORS.
The company has more business than it can handle (organic growth through adding personnel)

The seller has agreed to financing 20% of the total purchase price for 5yrs. Have lenders who are ready to get this deal through the door. Searching for an investor with expertise in business development (preferably in contracting work and construction). Offering a 1.5x arbitrage on the 10% equity infusion to the right strategic partner.
