I'm a principal in a cybersecurity investment group located in the LA area and we're looking to buy a data center, anywhere in the US.
We would be interested in purchasing the business as an asset purchase and take over any hardware maintenance, compliance, certification, etc.
Preferably we are looking for Cloud node or colocation facility in the US with exclusivity to IPs

someone like that, they do a lot of the single asset deals.
devil is in the detail, are you buying it for the client portfolio or just for the asset. If the second one it may just be easier to colocate somewhere.
not sure what you mean by cloud node, if it’s an interconnection facility, the top ones will be crazy expensive if at all available and very different from a traditional colo that you can buy relatively cheaply,
if you are location and client portfolio agnostic you may just want to consider going to a 3rd tier market or so and buying a colocation one there. Or you might be able to pick up some facilities in Virginia that haven’t been able to get clients. There have been a lot of speculative datacenter builds and not all are successful.
