Best listings and broker options when looking for opportunities?

I find that most listings I look through have terrible information and surprisingly, many of the brokers I've tried to work with have required teeth pulling just to get information. I'm really surprised when I think about most quality sales' people who bend over backward to help get a sale. Maybe it's just me?

^redacted‌ - I'd highly recommend checking out ^redacted‌'s post for some counter-thought to your view point. Yes, it can be frustrating. But, remember they get "tire kickers" all the time on these public listings. I've found a fair amount of success in using a pre-qual letter as a stepping stone and remaining focused on building a relationship (as opposed to simply having a transactional relationship). I think that's a bit easier for folks like myself who are geographically constrained. After about 6 months of staying engaged in our community of brokers, CPAs, lawyers, etc., we started to generate some proprietary deal flow - a great feeling and a bit of validation that this doesn't have to be transactional in nature. I understand the frustration of working with brokers. Most don't understand a searchers goal and business acquisition strategy, it's foreign to them.

The ones that do understand have a biased view of searchers as merely new ivy league graduates with no money of their own attempting to look like a bigger buyer than they really are who may have some mentor support to to make up for the lack of business experience.

Frankly they much rather work with a seasoned buyer who is well funded that they know is in a position to close the deal asap.

If you are attempting to source deals I perhaps can assist in your search and make introductions to searcher friendly brokers. Who understand your goals and the process.
