$5.4M acquisition set but requires US citizen/PR co-borrower for SBA loan

I'm an Australian citizen so cannot access SBA program. I have a deal set on a packaging acquisition in Los Angeles, CA for $5.4M. Business is very strong and deal includes $3.6M CRE. Have been working with a co-borrower but his credit is poor so SBA has been a challenge. Happy to speak with any searchers looking for a transaction and willing to co-borrow. I will arrange equity.

I'm spearheading the Good Jobs Fund, a pool of New Markets Tax Credit funds that can offer similar features to the SBA programs and may not require a guarantee if the business resides in a qualifying census tract. Feel free to contact me at redacted
