Zero to One, Then 1 to 4 by Acquisition | Rahib Diwan Interview
The less of your own money you put into a deal, the easier it is to overlook red flags. Rahib Diwan learned that firsthand. He started a short-term rental management company in Nashville from scratch, growing it to $10m in assets under management while earning his MBA at Kellogg.
He then acquired a competitor three times his size, quadrupling the business overnight. The acquisition was financed with 80% SBA debt and 20% seller financing, meaning Rahib contributed no equity of his own. That made him less careful than he should have been. The business wasn't quite what it appeared to be, and he's spent more than a year rebuilding it.
We get into what that process took, along with Rahib's approach to growth. He's not chasing size for its own sake. He has a specific target in mind and is already most of the way there. Here is Rahib Diwan, owner of WanderLuxe Hospitality.
