I'm deciding whether I want to go down the search path and have talked to tons of folks who have had success or are in the midst of a search so the verdict is out on their success. Would love to understand more about the experiences of folks who haven't had a great time.

Agree with many of the comments on here …. persistence and perseverance are key. I’ve been at this for a couple of years part-time, about 4 months full-time self funded, now well into double digit LOIs that all “failed” for various reasons, but when I compare my initial LOIs to the recent ones, I can see substantial improvement and refinement ….. keep swinging that bat !!! You can’t sin without failure, and failure is nothing but a learning win.

Not sure I understand. You should be speaking to people who’ve completed a deal. Not those who gave up. If you persist long enough, you will get a few done. Took me 823 days to close my first deal and 1132 to close my second deal (309 days later). It takes commitment, stamina, and faith. Watching your bank account erode is difficult but hopefully you planned to hang in there.
