Good points. One of the key factors that led me to my opinion was the interest rate on the loan. 12% seemed high to me. If it were 3%, I might have gone the other way.

Absolutely not even a question.... Business. The 1st year ROI should be far greater than the debt plus the long term growth potential. The business should be the platform for your generational wealth machine. It wouldn't even be in my mind as a choice if it were me.
