What should I be wary of with a residential cleaning company?

I’m reviewing a cleaning company for sale, and I like what I’ve learned so far. Good financials with increased revenue over the last three years while decreasing the bottom line expenses, an office manager there for 10+ years, and the company and brand is several decades old. Owner and founder is retiring and wants to find someone who will take care of his people. What devilish details should I search?

Incentives for the office manager to stay, comparable comp of manager versus elsewhere, the churn of the cleaners (I think it’s an industry problem), legal status of workers, customer concentration (commercial), and probably how the company gets leads (is it relationship-based or marketing?).
