Before approaching an owner or while negotiating what information would be helpful for you to know about the owner? Age, financial status, network connections, etc.?

Someone above mentioned staff interaction, which I think would be big. Their personal relationships and connections in the business and with their suppliers/customers and to the degree they can be fully maintained.

I would also look at their interaction with their staff; you can tell a lot by the type of business they run and value left behind them when gone.
