One of the biggest mistakes a searcher can make is taking a buy-side broker's word on the level of interest their listing has received. Sell-side brokers often claim to have multiple offers on the table to pressure buyers into making an offer. Many of these offers are simply (IOIs) or lack genuine merit. I recommend establishing a strong connection with the seller first and then proceeding from there.
