What are Best Banks for Self-funded searchers?

Does anyone have experience with great bank(s) that accept seller equity for buyer equity?
Understand SBA asks for 10%, but is there a better way?
If so, who do you know or suggest to contact?
Hopefully this helps other searchers along with myself.
