The Deal Team USA is proud to announce that we have made arrangements with a RE funding company to provide a new type of Real Estate Sale-Lease-Back package that can be used to fund business acquisitions.
For acquisitions that come with real estate, you can use this option to finance the purchase of the real estate.
KEY: This type of funding is based on cap rates, rather then standard appraised rates. Cap rates often result in higher valuations then appraised value. The overage can be used to fund the business acquisition or refunded to you.
Example:
You agree to buy Real estate (with business) for $2MM.
Based on lease amount, this funding source values the RE at $3MM.
Requirements:
Min $2MM Real Estate value.
Single tenant real estate (or business needs to guarantee all rents)
15 year lease.
No up front fees for proposal.
No hotels. No offices.
Best applications are uses where business is dependent upon real estate, like manufacturing, car wash, gas station, etc
30 day closings.
Need 3 years financials and real estate address.
Note: The closing on RE will be done same day as business closing, but is separate transaction, so will need to structure deal to bridge the gap temporarily. We can assist with this.
