After twenty-one years of service in the Air Force, I am excited to transition into my next chapter as a long-term owner-operator in the outdoor hospitality sector. While many here are focused on rapid roll-ups or high-multiple exits, I am searching for my "forever" business—a high-potential RV park or campground where I can apply two decades of operational discipline and leadership. My background isn't just in command; I have specifically led Military Morale, Welfare, and Recreation (MWR) organizations, managing over 300 employees and multi-million dollar budgets. I am now eager to translate that P&L responsibility to a single, high-conviction commercial asset. My strategy centers on the "Adventure Basecamp" model, moving away from traditional retirement parks or long-term residential models. I am looking for properties that can serve as high-utility social hubs for outdoor enthusiasts and weekend warriors—specifically sport-specific travelers like climbers, mountain bikers, and hikers. This vision involves building out under-utilized social acreage, while shifting marketing toward platforms like AllTrails and Trailforks to capture high-turnover, short-stay revenue. I also plan to incorporate fixed lodging options like cabins or glamping tents to ensure the "Basecamp" experience is accessible to those who share the adventure mindset but lack their own RV or specialized equipment. Geographically, my primary focus is on Kentucky, Tennessee, Missouri, Ohio, and Indiana, where I have roots and family, though I am open to any location that offers proximity to major natural draws like national forests or established trail systems. Although my leadership experience has been at a significant scale, I intend to be a fully hands-on operator. My final retirement from the military is slated for late 2027 but I am prepared to move on the right opportunity immediately.
