Tips For Finding A Deal

I've begun the hunt for my first business acquisition. In the past for those who have acquired an existing business already, how did you go about finding the deal and did you get to speak to the current owner right away? I understand there are multiple ways to generate deals but I would just like to hear some insight from those who have done it already.

You can use direct mail or LinkedIn for sourcing and contacting potential deal flow. I look for elderly business owners, (ideally without succession or exit strategy) that need a safe pair of hands to take over the business. Keep a CRM and make sure you follow up regularly.
