Suggestions on Commercial Lending Partners or Alternative Financing options?

Hi everyone, I’m working to acquire a small industrial B2B manufacturing business with approximately $900K in revenue and ~$200K SDE. The transaction was originally structured with SBA financing, and the lender had confirmed eligibility. I was about to sign the LOI last week, but found out that, under the recent SBA rule change effective March 1, SBA loans are now limited to U.S. citizens. I am currently a legal permanent resident (in the naturalization process, but it may take another 4–6 months). Given this change, I’m exploring commercial lending or alternative financing options to complete the acquisition, or ask the seller to wait for 6 months. If anyone has experience navigating a similar situation, or can recommend commercial lenders, structures, or alternative approaches that work well for deals of this size, I would greatly appreciate any guidance. Anand, I don't have enough detail on the proposed business terms but generally speaking, you may need to restructure the transaction to either (a) add or increase seller financing or (b) move some of the purchase price to an earnout in order to get this deal to pencil from a traditional/non-SBA loan standpoint. If you have a personal relationship with a banker local to you, that's usually the best option for hairy deals. Otherwise, I suggest reaching out to a commercial loan broker to see if they can shop it around and drum up some interest or help you with structuring it to make it more attractive to a lender.
