Structuring a real estate fund

I am a searcher, and came across this interesting opportunity although not a traditional search one.
This is a distressed yield generating real estate asset. I am looking to learn about
- what it takes to structure a real estate fund
- how much leverage vs equity on a deal
- what are the watch outs and risks
- how to think about going out to investors to fundraise for such an opportunity and what investors expectations would be in terms of returns
