Small Roll Up Investor

I'm looking at a deal ~$400k purchase price (~$400k rev, $220k SDE) as an add-on to a current platform for a landscaping company. My current company is doing about $20k/month (mostly commercial), but is about an hour from me. This company would be within 15 minutes of me.
