Small lender for business acquisitions

I have a company under LOI and we are looking for a small lend (280k) for a down, working cap, due diligence costs for the acquisition WITHOUT needing to leverage an existing business to get the loan. We don't want to go the SBA route and have had trouble finding any conventional lending - Anyone know of any funding partners that like small debt funding that will look at the current deal to lend?
