Site Visit Best Practices for Off-Market Targets

Looking for insights from the Searchfunder community on best practices and key checklist items related to the initial (pre-LOI) site visit at the facility of an off-market target with high likelihood of interacting with employees during business hours. 

Any practical considerations and "must observes" would be helpful. 

First-hand perspectives for manufacturing / assembly companies a plus.

Some sellers with off market deals, can be super organized on this visit and be great explainers. I find the opposite also happens though. One thing i've found helpful around framing the question if you feel you need to bring them back on track is, "i'd love for you to help me understand the workflow in the plant. What happens from the time the supplies to come, to the time a finished product moves out the door."
