Should you pause a search if you can't close for 12 months?
I'm unable to close until early H2 2027 due to personal reasons. Search is supposedlyredactedmonths, so I'm wrestling with two things: (1) Does it even make sense to formally pause, or do I run a slower-cadence search the whole way through? - I don't want to submit LOIs I can't close on, waste broker time, or burn relationships. I've talked to searchers who just stretched diligence to fit their timeline, but that feels like it has its own risks. (2) If pausing is right, what's actually highest-leverage in the interim? My current list: - Broker relationships / getting on distribution lists - CIM reps for pattern recognition - Tightening my buy box so outreach is credible - SBA pre-qual groundwork with ETA lenders - Finance/accounting fluency, relevant reading Am I missing anything here? And for anyone who's run a deliberately delayed search, what would you do differently?
