Selling this deal: Inspection Services LOI 450k EBIDTA

Came across a highly motivated seller that is retiring. Owned business for 12+ years. Owner has lean managerial philosphy and will not expand team even though there's demand to grow into. No marketing/ads has been run to date. Daughter and main-operator of the business can stay on to fulfill. Owner is mostly hands off at this point due to age. Revenue driven by mostly recurring demand from larger community developers. Evidence suggests very few events of customers switching, low price sensitivity - room to push price most likely. I'm selling the deal because focused on larger opportunities not in FL.
