Seller optimism and their brokers
To me, it seems that sellers are overwrought with broker fueled optimism about their business value. The public listings are nearly all overpriced.
About this time last year, I went under LOI for a local specialized construction business here in Northwest Arkansas where the seller told me that he was tired and ready to retire in our initial face to face meeting. The listed priced was an appraised value of the real estate and 3x stated SDE. The SDE did not hold up to the QOE study I completed. When asked to reduce the sale price the seller's broker acted like it would be impossible and he was right. I seriously doubt that the broker gave an honest effort to persuade the seller that selling at my suggested valuation was a smart move. Fast forward to today, I have seen their reviews go into the toilet on Google and in facebook groups. Now, the seller has announced publicly that they are closing the doors. Shutting down. Going out of business. Leaving all their customers and employees to the wind. Suppliers are bashing them and asking to be paid. I can only imagine now that the equipment will be auctioned off to the highest bidders, and we will soon see the real estate in the MLS. How is this end better for the seller than market value of the real estate and a fair valuation of the future earnings potential?
