Thanks everyone for jumping in here with helpful color and comments. I sincerely appreciate it. I was hoping that a 1% fee would be more around targets they already know and not require heavy lifting. Curious to know, what do you think is best fee structure with A) retainer/monthly fee and B) success fee only?

Being brutally honest (but constructive), no one will do any origination "work" for you for 1% especially with no retainer, you can't outsource the hard work without a hefty cash investment. I suggest you reconsider your approach!
