Seeking SBA Lender for Entertainment Business with Real Estate

I'm close to signing an LOI for a well known local entertainment business in the west coast with around $1.6M in SDE and with real estate that could appraise anywhere between $4M and $5M. The total valuation is somewhere in the $7M - $7.5M range.

I'm looking for an SBA lender that can provide a combination of SBA 504 for real estate (25 year term) and conventional 10 year SBA 7a for the business portion. I'm also looking for a 5% equity injection and in the process of negotiating a 5% standby with the seller.

I would love to see if this would this be a fit (especially the 5% equity injection) for any of the SBA lenders here. Please respond with your contact details if so and I can follow up with more helpful details.
