Can anyone recommend an SBA lender for a lawncare deal in Michigan?
We’re under LOI on a 40+ year-old residential lawn maintenance and snow removal company in southeast Michigan (about 375 recurring accounts, long customer tenure, seller-prepared tax returns that tie to a buy-side QoE). Price is in the low $400Ks including equipment, and the loan request is about $350K because the buyers are putting in roughly 25% cash equity, plus a seller note on standby and a retention holdback.
The ownership group includes a married couple in California with corporate operations and marketing backgrounds who hold the majority and are the borrowers/guarantors. I live in the business’s town, hold a minority stake, and will handle day-to-day finance, billing, and customer management on site. The seller and his brother are staying on through the first full season, and the long-tenured foreman and crew leaders are staying on post-close. The coverage clears 1.25x on the lender convention with the note on standby.
Early conversations have stalled on two things: (1) the majority owners being out of state, and (2) a $350K loan being under some lenders’ minimums. So, we're looking for lenders (banks, credit unions, or non-bank SBA lenders) who actively do 7(a) Small loans in the $250–500K range and are comfortable with an out-of-state majority owner when there’s a local operating partner and a seller transition in place. Michigan presence is helpful but not required. Happy to share the deal summary and QoE under NDA.
Thanks.
