Seeking private Non Bank Lenders for x2 LOI deals

Hi all, I am a searcher operating in the Veterinary space. I have two Vet deals currently under LOI, achieving EBITDA of $680k and $1.1M. I have structured both deals with very large seller notes requiring only minimal equity upfront.

I am looking for connect with private lenders who can assist to lend me the equity downpayment, to be returned in a 12 month period with an interest rate negotiated (10% - 20%).
