Seeking private lender for a healthcare business facility in Houston, TX

I am currently under contract on a 30-bed senior living facility in an affluent suburb of Houston, TX and plan to use it as a substance use disorder (SUD) facility treating white-collar professionals suffering from addiction issues. I am looking for a private lender that is willing to lend $7.5M - $8.0M of proceeds on a $10.0M purchase price. The property was most recently appraised at $11.0M and we plan to more than double the property Net Operating Income with the new use. I am raising equity to fund the business operations.
