Seeking Non-SBA Financing for Two Deals ($1.75M & $10M)

I'm currently working on two acquisition opportunities and looking for alternative financing structures outside of traditional SBA 7(a): Deal 1 - $1.75M Purchase Price Under LOI 600k/year cash flow, SBA-eligible business Issue: Not willing to personally collateralize with primary residence (equity exceeds business value) Deal 2 - $10M Purchase Price Platform opportunity requiring significant capital Would need gap financing beyond what SBA could provide What I'm looking for: -Lenders who don't require personal real estate collateral -Asset-based lenders -Private debt funds or family offices Would appreciate any lender introductions, firm recommendations, or other ideas.
