Seeking financial advice on growing specialty subcontractor business

I acquired a specialty subcontractor business in 2021 and have grown its revenue from $8MM to over $20MM. Excitingly, we've expanded into the industrial and infrastructure sector to capture market share of the federal infrastructure funds. We have secured several million dollars in awarded work and additional pending opportunities. As we continue to flourish, the necessity for working capital has become evident.
Current Financial Snapshot:
- SBA 7a loan balance of $3.3MM (Real estate tied-up in the loan)
- Real estate value: approximately $1.8MM
- Additional $2.3MM in assets on the balance sheet
Factoring Transition: Due to rapid growth, factoring has supported our cash flow. By leveraging our real estate equity and restructuring debt, we aim to move away from factoring and saving over $350k annually in fees and interest.
Exploring Options: Considering a property sale and leaseback to inject $1MM in equity. Seeking insights on restructuring the SBA loan to access equity without full proceeds from the land sale being required to pay down the loan.
