Seeking Equity Investors for Deal w/ RE component

I’ve been invited to tour the facilities and meet the owner in person for an opportunity I submitted an IOI on. Interesting situation and one I’m taking seriously. Besides the business being one that I like, what makes this opportunity compelling is the real estate component. The owner is planning to sell the real estate, and the appraised value minus the estimates I’ve received for a sale-leaseback, is roughly in line with the equity injection required for the acquisition. In effect, a meaningful portion of the equity risk is mitigated by proceeds from the sale-leaseback. I’m exploring this as a way to structure a highly defensible deal. Ahead of the site visit, I’d like to line up a small, soft-committed group of well-capitalized equity investors (check writing of $500k to $1m) who appreciate downside-protected structures. I'm trying to avoid a situation where I make the trip with no idea who my potential investors will be. If this is of interest and you're able to invest in that size.
