I'm seeking to sell my house due to pending divorce and needing to free up some cash. I know the 7a doesn't require collateral if you don't have it, but has anyone had experience with lenders friendly to people without real estate assets?

Almost any decent cash flow SBA lender will not care if you have real estate or not.

The real estate collateral requirement, if you have over 25% equity, is an SBA requirement they are required to do.
