Searcher Needed: Indy-based 'Vertically Integrated' Landscaper ($420k SDE)

I've gotten to know the seller of a landscaping business based in Indianapolis. This deal is perfect for a "starter" searcher, solo searcher, or searcher who wants to buy a house.

The biz is not big - $2.5M in 2023 with $421K of SDE (which at this size is always a wild card). But it has some unique characteristics to it that is attractive for the right person. I'm just not that person.

This deal needs someone to move to Indianapolis (fortunately its in SW Indy about 10 mins from downtown).

I'd love to bring a searcher in and help him/her close the deal and stay involved as I love the business and the owner.

Below are details I can share pre-NDA.

TBD Purchase Price - I think the biz and the land can be had for $1.5-$2.0M but dont hold me to that, just my sense from convos with the seller. This would include the real estate, which is valued at about $400k - and would be the house you would live in.

$4.5M purchase price - a combo of land $3.0M and equipment/assets $1.5M.

$2.5M topline $420k SDE

The business is a 'vertically integrated' landscaper. WTF is a 'vertically integrated' landscaper, you ask?

This is what makes it unique. Run out of the sellers home, he sits on several acres of land where he actually grows a lot of the trees he sells and plants to customers.

Moreover, an engineer by trade, the seller actually got started in the business decades ago by doing maintenance for landscaping equipment, so all of the maintenance is done 'in-house'. Lastly, on the property is a nursery where there are other varietals they plant at customers. There is no retail component and his land is zoned as "agricultural". The house is beautiful - a quintessential Midwest country home.

Full disclosure - I would take some sort of economics on this, likely a 'river guide' fee, but I'd like to also put equity into the deal or help raise the equity/debt.

Would be happy to pre-qualify this for SBA and/or work with getting the eventual buyer financing. Sounds like a great opportunity!
