Hi all, while I have been half searching for a while....my background is in real estate development, and I am currently a proptech consultant, helping companies with their go to market strategies, and getting them in front of the right real estate developers for market fit research etc. Well, as you can imagine I talk to a lot of real estate developers and recently one, who I have a very long relationship with, asked if I would consult with them about a follow-on raise for a mixed use project. The majority of the raise is done, but they realized they could eliminate the Mezz debt portion if they brought in a little more equity. This country club raise, not institutional. I am not at liberty to post much more about it publicly, but if there are any frequent real estate investors who would like to hear more, I would love to discuss (and share OM) and pick your brains about what you do and don't like about the deal. I know there is a lot of dry powder out there, but everyone (myself included) is a little nervous about market timing.

Thanks for sharing — sounds like a solid opportunity and a smart pivot to reduce the Mezz portion with additional equity, especially in today’s rate environment. Given your background in both real estate development and proptech, you’re clearly well-positioned to understand the nuances of the deal and communicate it effectively. I’d definitely be open to hearing more, especially if there’s an OM available. I’ve been seeing similar moves across other deals — equity fills to avoid expensive bridge/mezz layers — and it makes sense. Thanks for the tag ^redacted‌. I don't have any potential investors to send your way, but I would add (fwiw) that our developer clients have had trouble raising equity the past few years from their networks of high net worth individual investors.
