Raising GAP Equity through a broker?

I am curious if anyone has experience using an investment broker or a consultant to help with the capital raising process. 

As a new searcher I am wondering the best time to approach potential investors.  Should I start before I have a deal in my signs or before.  I suspect I'll need credibility with the business brokers that I have quality financing lined up before anyone will show me good deals.

My observation is that the self funded search community now has a fairly robust network of investors that are readily identified for you to reach directly.

They sometimes have minimum amounts they want to raise. They want big deals.
