Does anyone have a letter they've used to reach out to make initial contact with business owners as part of a proprietary search that they would be willing to share? Much appreciated!

Are you planning to reach out with a "true" letter to a physical location? Or an email?

I don't see an option for attaching files here, but I had some success using a simple letter with the following template to deliver to the addresses of the registered owners of a certain type of real estate property I was looking at last year.

These are local to me, which is why I leaned into the local aspect instead of presenting as an out-of-state or large-corp investor. For a different business type, I'd take a different tack.

"Hello!
My name is Jonathan Pira – I’m a Denver resident, just south of ________. I see you are registered as the owner of the _________ in ______, and I’m sending this letter to the address associated with the title.
My wife and I have been on the hunt for a _________ operation to purchase, and I’ve driven by yours a few times recently. We’re wondering if you might be interested in selling!
If you’d be open to a conversation about transitioning ownership now or sometime in the next couple of years, please reach out to me by phone or email at the contact information below. Best, (insert contact information)"
