Trying to reach out to investors with my partner to gauge early interest? Is it common to have a PPM for these meetings?

I haven't seen it across a dozen or so self-funded searchers I've talked to.

Typically what they shared is that they had informal discussions and got "soft commits" (dependent on specifics of the deal that would be presented). This was followed by a detailed CIM / investment memo when there's a live deal to be discussed.

Following to see if others have different experiences or observations.

I'm in a similar boat. The deal I did in Spain was with a close colleague, so it was simply sharing CIM and discussing. Now looking at larger deals in the US, and preparing to present information to potential investors. Wondering what the process is here.

Also any example PPM's or decks in this case? I feel strange just sharing the CIM with them as it seems like you aren't adding value.
