Paying property transfer tax with business proceeds - Canada

Does anyone have any experience or recommendations as to how they can be paid from the business or with debt that the senior lender wouldn’t have any issues with?
Trying to avoid further dilution by paying them with a shareholder loan that’s treated like equity.
