My 68-year-old mother unexpectedly took over full ownership of an RV park in West Texas after the operator declared bankruptcy. The park has less than 50% occupancy today, with no website or formal marketing. Demand is closely tied to oil and gas activity, and while current pricing pressure exists, the park has historically benefited from energy sector booms. There are dozens of RV parks within a 20 miles radius so I do believe there is opportunity to win more business here before oil prices return.
This is an operational turnaround play—not a passive investment. We’re exploring options including bringing in a capable operator, JV partner, or buyer. Great opportunity for an addition to a roll-up strategy or Searcher interested in hands-on operations, hospitality, or energy-adjacent real estate. Can be flexible on deal terms, main goal is off-ramping my mom and her partners from the deal and recouping their principal investment.
