^Searchfunder member‌ heads up that this company is most likely just posting these off-market deals as a hook to get members here on sales calls with them to sell their service. I set up a call with them within a few days of this posting and they didn't bring up this deal at all (just sold their proprietary deal flow service). When I followed up after they said it was already under LOI (with a searchfunder member according to them), which I find very unlikely to happen that quickly. Just flagging as it wasted my time and looking out for other searchfunder members. I saw another member flagged a similar experience under one of their other posts.
